The City of Orange Cove has recently been awarded a CalHOME Grant from the State of California Department of Housing & Community Development. Funds are now available. Funds are limited and are available on a first-come, first-served basis.
Program Guidelines:

The home may be a single-family residence, condo, or townhome that meets Fannie Mae conventional guidelines and is considered real property.

The home must be free from any substantial health, safety or code issues and/or lead-based paint hazards.

The home must be located within Orange Cove city limits.
Eligibility Criteria:
In order to qualify for the DPA Program, the following must be met:

The home purchased must be your primary place of residence.

You must be able to contribute a minimum of three percent of the purchase price.

Your credit score must meet City-established guidelines.
-
You cannot have owned a home in the last three years.

You cannot currently own any real property.
Loan Terms:
CalHome funded down payment assistance loans are provided at a zero percent interest. The loans require no monthly payments. Repayment is deferred for 30 years, unless the borrower sells, transfers, refinances or converts the home to a rental property.
Maximum Down Payment Assistance:
The maximum amount of assistance cannot exceed 50% of the sales price.

Existing home – $157,000
New construction – $214,000
Income Limit:
For a household size of 1, maximum household income is $32,450.
For a household size of 2, maximum household income is $37,050.
For a household size of 3, maximum household income is $41,700.
For a household size of 4, maximum household income is $46,300.
For a household size of 5, maximum household income is $50,050.
For a household size of 6, maximum household income is $53,750.
For a household size of 7, maximum household income is $57,450.
For a household size of 8, maximum household income is $61,150.
Application Process

Select a lender. The lender will pre-qualify you and submit a package to the City for pre-approval.

Attend a HUD-approved homebuyer education class provided by the City of Orange Cove thru Self-Help Enterprises.

Find a home to purchase that meets program and pre-approval requirements after you have been prequalified by the City of Orange Cove for DPA.
